Our work begins on each project with a meticulous assessment of each structure to properly understand and diagnose root causes of distress, deterioration and failures where observed so the most appropriate repairs and treatments can be designed in accordance with the Secretary of the Interior’s Standards for the Treatment of Historic Properties and industry best practices.
The restoration process at The Tradesmen Group starts with a thorough assessment of each building's historical significance, architectural features, and current condition. The level of repair and intervention of each project depends on many factors, including the owner’s objectives and intent for the project, budget, and distress or problems experienced by the structure. We first seek to understand the owner’s intent for the project and how that relates to observations of the building or structure. For instances with straightforward repairs, proposals can be prepared in a short amount of time.
Projects involving large buildings, or those with multitudes of problems occurring across multiple areas of the structure, typically are best served by first conducting a thorough condition assessment. Condition assessments are in-depth inspections that are usually non-invasive and are conducted with as much arm’s length access as possible. Use of man-lifts, cranes with man-baskets, rope access, and other forms of access are often necessary to properly inspect all building components for degrees of distress and deterioration that best inform the design of proper repairs and restoration.
On occasion, the discovery of extremely failed or distressed conditions can lead to a more invasive investigation, requiring temporary dismantling or removal of building components to reveal hidden conditions. Information gathered from the condition assessment fieldwork is prepared in a detailed report with a narrative description of all observed and discovered conditions combined with photographs of the same.
The report contains treatment recommendations for appropriate repairs or restoration and range of magnitude (ROM) cost estimates. Condition assessment reports inform and provide options to owners for the most enduring and proper repairs in accordance with the Secretary of the Interior’s Standards for the Treatment of Historic Properties and can be tailored based on guidelines for project intent provided by the owner or other stakeholders.
